Fall Home Maintenance Checklist for Texas Hill Country Lake Homes

As the leaves begin to change color and the cooler temperatures roll in, it’s the perfect time to check off those pesky maintenance items so you can enjoy your Lake LBJ vacation home year-round and protect your investment for seasons to come.

Lakefront Specific Maintenance
• Dock, Pier and Boat Lift Inspection: Check for damage and make necessary repairs.
• Boat Storage: Secure your boat and consider winterizing the engine (we usually winterize after Thanksgiving).
• Shoreline Protection: Inspect for erosion, and take preventive measures to maintain retaining wall.
• Water Quality: Monitor for changes and consider testing (especially for wells and lake systems), replace any water filters and check water softener.
• Lake Weed Management: Prepare for weed and algae decomposition… Unfortunately, this one has really become a major maintenance item over the past few years.
• Outdoor Furniture: Store or protect from the elements.

Interior Maintenance
• Heating System: Schedule a professional inspection and tune-up. Replace filters.
• Insulation and Weatherstripping: Check for gaps and drafts, and seal accordingly.
• Smoke and Carbon Monoxide Detectors: Test batteries and replace if needed.
• Declutter: Remove clutter to prevent pests and create a cleaner living space.

Exterior Maintenance
• Roof Inspection: Check for damaged or missing shingles.  Trim back overhanging branches.
• Gutters and Downspouts: Clear debris to prevent water damage.
• Foundation Inspection: Monitor for cracks or shifting due to the hilly terrain.
• Chimney Inspection (if applicable): Schedule a cleaning and inspection.

Additional Tips for Waterfront Living
• Security Systems: As the busy season winds down, we typically see an uptick of break-ins, specifically originating from the lake. Make sure blinds are closed and security systems and motion lights are up and running to avoid unwanted guests.
• Wildlife Prevention: Seal entry points and remove attractants.
• Fire Safety: Clear flammable materials and create a defensible space.
